Selecting an Agent to Sell Your House
Avoid the trap of listing property with a relative or friend in the real estate business.  Seek out an experienced, full-time agent, preferably one who specializes in your type of property or island.

Watch out for super salespeople. They often push easy properties. If you feel uncomfortable with the agent, or if there's some hang-up about the property, find someone else.

The real estate company's website is important, too. It should be attractive, easy to navigate, and up to date. Agents who are truly interested in providing a high level of customer service show their intent by spending time and money on a website that provides information and makes it easier to do business with them.

The agency should be a member of the Bahamas Real Estate Association and well regarded by the necessary financing sources.

Note:  Try to speak with the head of the firm. If you call in cold you may get (and be stuck with) the broker who is "on duty" at that time.

When To Watch Your Broker Closely
A company or individual listing property for sale with a real estate agent may find it's no longer being aggressively listed after an offer is turned down.  The reason may be because the agent is trying to make the commission by temporarily taking the property off the active list in the hope the owner will give up and accept the offer. The agent may try to keep other agents from sending around prospects by removing the file or spreading word that the property has been sold.

When Not to Take A Broker's Advice
Don't rely too heavily on a real estate broker's opinion on how much your property is worth.  It is conventional wisdom that the broker wants as high a price as possible to maximize his commission.  The reality is that a broker makes more on quick sales than big ones. A fast commission on a $190,000 sale is more attractive than the slightly larger commission on a $200,000 sale that takes months to complete.  Our advice is to check out a broker carefully before giving an exclusive.  Look into prices of recent sales in the community.
